    A listing clip is this address in motion, not a prettier house the model sampled. Six apps cover that file without a camera crew. CapCut cuts the phone walkthrough. Canva is the flyer overlay: beds, baths, the price you might change. Instagram is the Reel. Versely is the MLS still with a camera move, not a second chimney. Descript is the transcript edit when the agent actually talked on the stairs. Google Business Profile is the 30-second exterior on Maps. This page is that list. It is not a personal-brand playbook. It is not "AI real estate video 2026." It is one listing, posted.

    Listing video: the address still is the contract. Animate that still. Do not prompt a sunlit colonial and hope the model remembers the property. A buyer who already drove the street will reject a clip that grew a porch the survey does not have.

    What a listing clip actually is

    AI video for realtors paces a tour like a story: arrival, hero room, the detail that sells it. This list is the apps for one short file, not a 12-minute MLS dump. You cannot fake a walkthrough. The production constraint is the facade in slot one, the kitchen on the flyer, the yard a neighbour already knows. Mute buyers still need captions for silent autoplay.

    A listing week is usually:

    • A phone walk from the curb to the hero room, shot in the order that sells, not the order you walked
    • A 9:16 Reel of 30 to 45 seconds: arrival, one room, one detail
    • A Canva overlay with beds, baths, and a price you can edit tonight
    • An MLS hero still that can take a slow push without inventing windows
    • An agent ramble on the stairs, if they will talk
    • A Maps clip under 30 seconds that matches the street view

    Text-to-video has no plate. It samples an average house. Average is not this address. Overlay the price. Do not bake it into generated letters you cannot change at a price cut.

    The six apps

    1. CapCut. This is the default if anyone will walk the house with a phone. Footage in, jump cuts, auto captions, a 9:16 export. Captions, then Auto captions, then a pass for the street name and the suburb. Auto captions will hear "Geelong" as "gee long." CapCut is free at a usable level for a listing Reel. The AI video generator will animate a still if you only have the MLS hero. CapCut's Seedance 2.5 image-to-video tutorial (read 20 September 2026) is launch-prep, not current access on every seat. Stay here when the walkthrough exists. Leave when the job is a talking edit you want as text, or a Maps file that has to be 30 seconds and look like the real curb. CapCut is not an MLS photographer. It is the editor.

    2. Canva. Open Canva when the clip has to wear the same brand as the flyer. Brand kit, 4:5 and 9:16, beds and baths as overlay. Independent reads of Canva's 2026 AI table (The Rundown, 29 August 2026; Moda, 9 September 2026) put Pro at about $144 a year, with up to 2,000 Standard, 200 Premium, or 20 Ultra AI uses a month. Image-to-video is Premium. High-quality video is Ultra. Twenty Ultra clips is a ceiling, and a listing week should not spend it on a generated kitchen. Overlay the price so a reduction does not mean a new generate. Keep Canva for the frame even when the MP4 comes from CapCut. Do not generate a marble island the property does not have and drop it on the template.

    3. Instagram. This is the default because the clip is a Reel, not a PDF flyer. Meta recommends 9:16 vertical for Reels (read 20 September 2026). Export 1080 by 1920. Keep the facade and the hero room in the centre. The caption block will sit on the lawn if you put the address at the bottom. You can trim in the Instagram app if the cut is already close. Trial Reels need a public professional account with at least 200 followers. Instagram's copyright help still applies: do not post another agent's tour as yours. Instagram is the wall. It is not a substitute for an MLS still that is true.

    4. Versely. Versely is the MLS still in motion. Prompt the camera, not a second house. Upload the listing hero to image-to-video and run Hailuo 2.3 Fast at 12 credits for 6s discounted (23 full) and 23 at 10s (45 full). A slow push down a hall that is in the photo. Parallax on a window that is already there. Do not re-describe the house. Re-describing is how the model starts drawing a second chimney. If the agent agreed to a personality week, that is a different still: Finger Snap about 18 credits discounted (35 full), Mugshot about 20 (40 full). Do not run Finger Snap on a facade. Do not run Hailuo on a headshot you wanted as a gag. Versely is not CapCut. It will not cut a 12-minute walk. It is not Descript. It will not edit a ramble. It is the app when the still would ship as an MLS hero and you need a clip before the open home.

    5. Descript. Open Descript when the agent did talk, and the problem is the ums. You edit the video by editing the transcript. Silence comes out. Studio Sound cleans the empty-house echo. Shorts can be pulled from the same file. Independent 2026 comparisons (AI Hustle Guy, 9 July 2026) put paid Descript around $16 a month on annual Hobbyist-class plans, with a free tier of about 60 media minutes. Confirm the live Descript page before you pay. Descript is the wrong app if nobody recorded. It is the right app if the agent walked the stairs for eight minutes and you need a 40-second Reel without a timeline. CapCut can cut that footage too. Descript is faster when the footage is mostly speech. A talking agent is a different job from the listing still. AI video for real estate agents is the personal-brand half. This list only needs the clip. Do not mix a generated presenter with this address.

    6. Google Business Profile. Buyers still search the office and the suburb. Google's photo and video guidelines (read 20 September 2026) cap profile videos at 30 seconds, 75 MB, and 720p or higher. Photos should represent reality, with no significant alterations or excessive filters. A generated twilight facade fails that line. Posts can carry a photo or a video plus an action button. Use Update for a new listing. Use Event for an open home, with dates and times. Use Offer only if the language is a real open-home invitation, not a fake discount on a house. Maps is not Instagram. Cut a short exterior from the curb that matches Street View. Do not upload a 9:16 Reel of an invented kitchen onto the office listing.

    How to pick for this address

    Write the listing in one sentence before you open an app.

    What still needs a human

    A real walkthrough of rooms that exist. A neighbour who will recognise the fence. An agent who will stand behind the clip if a buyer asks. Those are film days. Do not generate a cousin of the kitchen. Do not generate a buyer on the porch.

    Captions still matter. Mute is most of the views. CapCut and Descript both caption speech. Overlay the price and the bed count so you can change them. Do not bake "$1.2m" into pixels you cannot edit at a reduction.

    When the still is the listing hero, sign up and run image-to-video. When the still is a walk you already shot, stay in CapCut. The list is six apps. The listing is one address.

    Can I text-to-video a luxury reveal if the MLS photos are dull?

    You can generate a prettier house. It will be the wrong address. Image-to-video from the MLS still is the listing job. A lifestyle film of a house you do not list is a different, bad object.

    Do I need Descript if I never talk on camera?

    No. Shoot the rooms. Edit in CapCut. Descript is the speech tool. Using both is how you pay for a transcript editor you do not post.

    Why is Versely in the middle of a listing list?

    Because a locked still with a camera move is a different job from "cut the walkthrough" and "edit the agent ramble." Hailuo on the facade is not CapCut. Finger Snap is not a tour. If your week is footage of this house, you do not need Versely. If your week is one MLS photo, you might.
