AI Video Agencies for Real Estate Marketing

Reviewed list of 10 AI video studios and tools for real estate marketing, covering listing video, virtual staging video, and agent brand content.

    Versely Team••12 min read

Listing teams, brokerages, and in-house marketing desks that need listing video, virtual staging video, or agent brand content can shortlist from the ten studios and tools below. Match the vendor to the job (staged stills, an MLS 16:9, Reels, an avatar host, or a done-for-you desk) before you compare a monthly seat to a per-image fee.

We checked each company's own site and named work. Rates are quoted only where the company or a public directory states them. Reviewed 2026-09-05. For photos to tour, voiceover, and shorts, see AI video for real estate listings.

AI video studios and tools for listing, staging, and agent content

Ten vendors. Order is the order we verified them, not a ranking. A software-only shortlist is in best AI tools for real estate agents.

    Styldod

Styldod is a studio in Dover, United States. It makes expert virtual staging and listing media: photorealistic furniture, occupied-to-vacant cleanup, day-to-dusk, floor plans, 360 tours, and property videos from listing photos.

Named work is a CRMLS partnership with Art Carter, on the company site. The virtual staging services page states USD 16 to 23 per image. That figure is a stills rate, not a video package. Ask whether property video, 360 tours, and floor plans are quoted separately, and how cleanup and day-to-dusk frames are labelled on MLS.

Best for: listing teams that need virtual staging, occupied-to-vacant cleanup, day-to-dusk, floor plans, 360 tours, and property video from listing photos.

    Pedra

Pedra is a tool for AI listing media from existing photos: virtual staging, empty and renovate modes, photo enhancement, property videos with voiceover and branding, plus 360 tours and floor plans.

Named work is Kivir Home Seville vacant-listing staging. The homepage states Pro at EUR 29 per month with 100 credits. Ask how many credits a staged still uses versus a branded property video, and whether renovate-mode frames are labelled as altered when they go to MLS.

Best for: agents and small teams that want staging, empty and renovate modes, enhancement, branded property video, 360 tours, and floor plans from photos they already have.

    Apply Design

Apply Design is a tool for AI virtual staging with furniture removal, multi-angle consistency, 18000-plus furniture pieces, photorealistic lighting, and cinematic video clips from staged listing stills.

Named work is Troy Sinclair real estate photographer, on the company homepage. That homepage states staging as low as USD 10.50 per staged image. Ask whether cinematic clips sit inside that per-image figure or are a separate video pass, and how multi-angle consistency is checked before MLS upload.

Best for: photographers and listing teams that need furniture removal, multi-angle staging, and cinematic video clips from staged listing stills.

    Kioto

Kioto is a United States tool. Paste a Zillow or Realtor.com link and Hikari renders a narrated MLS 16:9 listing video with voice cloning, captions, music, branding, Reels cuts, and Just Listed graphics.

Named work is the 4083 Sequoia St San Diego listing tour. The homepage states Creator at USD 29.99 per month covering 3 listings. Ask whose voice is cloned, whether that clone is cleared for MLS and paid social, and what a recut costs after a price change.

Best for: agents who want a narrated MLS 16:9 plus Reels cuts and Just Listed graphics from a Zillow or Realtor.com link.

    Dundy AI

Dundy AI is a tool that turns raw listing photos into 9:16 Reels and 16:9 MLS videos, plus virtual twilight, virtual vacancy, photo enhancement, and cinematic camera motion on stills.

Named work is Ian Diaz RADF Properties townhome videos, on the company site. The pricing page states Lite at USD 49 per month for 200 credits. Ask how many credits a Reels cut versus an MLS 16:9 consumes, and whether virtual twilight and virtual vacancy frames are labelled as digitally altered on the listing.

Best for: listing teams that need Reels and MLS video from raw photos, with virtual twilight, virtual vacancy, enhancement, and camera motion on stills.

    BetterSpace

BetterSpace is a tool that turns listing photos into cinematic property videos with AI motion, music, voiceover and captions, plus virtual staging, social scheduling, and an AI avatar presenter.

Named work is a Melissa Torres Compass listing reel, on the company site. The pricing page states Lite at USD 29 per month after a 3-day trial. Ask whether the avatar is a clone of the listing agent, what release covers face and voice, and which destinations the scheduler posts to.

Best for: agents who want cinematic property video from listing photos, with staging, captions, social scheduling, and an AI avatar presenter.

    HeyGen

HeyGen is a tool for real-estate avatar video: listing spotlights, hosted walkthroughs, cinematic tours, and market updates using the agent's cloned face and voice, plus a US white-glove service.

Named work is Scott Henninger TN VA Home Team YouTube. The pricing page states Creator at USD 29 per month. Ask what the white-glove service includes versus the Creator seat, how the clone is stored, and whether market-update scripts are reviewed for fair-housing language before they go live.

Best for: teams that want listing spotlights, hosted walkthroughs, cinematic tours, and market updates with a cloned agent face and voice.

    Collov AI

Collov AI is a tool for one-click virtual staging, furniture add and remove, twilight conversion, lawn and pool edits, and AI virtual tours that turn staged stills into walkthrough video.

Named work is Payton Stiewe Engel and Volkers SF, covered in a CNET piece. The pricing page states Standard at USD 19 per month for 60 photo credits. Lawn and pool edits can change what a buyer thinks is on the lot. Ask how those edits are disclosed, and whether virtual-tour video is billed in the same photo credits.

Best for: listing teams that need one-click staging, furniture add and remove, twilight, lawn and pool edits, and walkthrough video from staged stills.

    Trolto

Trolto is a done-for-you AI marketing tool with branded agent websites, local SEO blogs, auto social posts, cinematic listing videos, listing microsites, and seller reports with agent approval.

Named work is Lindsay Corrigan Greenwich CT inquiries, on the company homepage. That homepage states Starter at USD 59 per month. Ask what sits inside Starter versus higher plans, how long a listing video takes after photos land, and whether auto social posts and SEO blogs are reviewed for fair-housing language before they publish.

Best for: agents who want a done-for-you desk (site, blogs, social, listing video, microsites, seller reports) with approval before anything goes out.

    Captions

Captions is an AI video editor used by listing agents: auto captions, avatars, eye-contact correction, AI Edit styles, and phone-first property-tour cuts for Reels and Shorts.

Named work is Peter Ripa Coldwell Banker Realty, covered in HousingWire. The pricing page states free signup with paid plans. Ask which paid plan you need for avatars and AI Edit, whether a phone-tour cut is treated as MLS media or only social, and who owns the export.

Best for: listing agents who already shoot phone tours and need captions, avatars, eye-contact correction, and Reels and Shorts cuts.

    How to choose

A listing video is marketing, but the stills and clips that sit on MLS are also a representation of the property. Ask four questions before you send photos.

Will this pass MLS rules on altered imagery? Virtual furniture is not the same as a new window. Ask, in writing, what the vendor will change: furniture, occupied-to-vacant cleanup, day-to-dusk or twilight, lawn and pool, renovate mode, and camera motion on a still. Require that no extra rooms, openings, views, water, or square footage are invented. Ask how virtually staged stills and digitally altered frames are labelled in MLS remarks and on the image. Your MLS and broker compliance desk set the local rule. Styldod's CRMLS work is a reason to ask that desk, not a waiver.

Is the creative fair-housing-safe? Do not brief "a young family in the kitchen" or "the right kind of neighborhood." Generated occupants, school-quality claims, and avatar market updates can signal a preference. HeyGen, BetterSpace, and Captions put a face on camera. Trolto auto-publishes blogs and social. Ask who reviews scripts and captions for protected-class language.

Turnaround, revisions, and who owns the clone. Ask the clock for a first cut, how many revision rounds sit in the fee, and what a recut costs after a price change. If the tool clones the agent's face or voice (Kioto, BetterSpace, HeyGen), get a release that names generation, MLS, social, paid ads, and term. Ask who owns prompts, seeds, the clone, and the export if you leave.

How is AI labelled off MLS? Social, YouTube, and paid ads have their own disclosure rules. Ask whether avatars are labelled as avatars, whether voiceover is a clone, and whether the file or on-screen slate marks synthetic media. Write the labelling rule into the statement of work. This page is not legal advice.

    Rates

Per-image staging, monthly seats, and a free signup with paid plans are different units. Do not average them. For how seats, retainers, and per-deliverable quotes show up in contracts, see AI video agency pricing models.

Captions does not publish a numeric rate on the pricing page we checked. Quote against stills, MLS 16:9, Reels, and whether lawn, pool, twilight, or renovate edits are in scope.

    Doing it in-house

A listing team that already has MLS photos can produce listing motion, tour cuts, and agent narration on Versely. It is the in-house path, not a listed vendor.

Start from the real stills. Do not generate extra rooms, openings, views, or water. Animate keepers with Kling 3.0 in the image-to-video tool when the job is camera motion on a photograph the listing already owns. Use Veo 3.1 in the AI video generator when you need a longer listing beat from a written shot list that still points at those photos. Clone the listing agent's voice with ElevenLabs v4 in the AI voice cloning tool only after a release that covers MLS, social, and ads.

Keep a reviewer who has walked the property. If a frame invents a view or hides a defect, it is not shippable. Own the prompts and seeds in your account. Label digitally altered frames the way your MLS requires.

    FAQ

How much does AI real estate listing video cost?

Styldod publishes virtual staging at USD 16 to 23 per image. Apply Design publishes as low as USD 10.50 per staged image. Monthly seats and credit packs on this list run from Collov AI Standard at USD 19 per month to Trolto Starter at USD 59, and Captions states free signup with paid plans, so compare those units before you average them.

Can I put AI virtual staging and listing video on the MLS?

Often yes for furniture staging, if your MLS allows it and you label the image as virtually staged. Often no for edits that change material facts: extra rooms, new openings, invented views, added water, or lawn and pool work that is not on the lot. Ask the vendor what it will change, then ask your MLS and broker compliance desk before you upload. Name Collov AI lawn and pool edits, Pedra renovate mode, and Dundy AI virtual twilight and virtual vacancy in that conversation.

Do I have to disclose AI in listing photos and video?

Treat disclosure as a brief item. Many MLS rules require a virtually staged label on the photo and a remark in the listing. Social and paid ads may need a separate avatar or synthetic-media label. Ask how the vendor marks files, and write the rule into the statement of work.

Is AI listing video a fair housing problem?

It can be, if the creative implies who should live there. Do not generate occupants to warm up a room, and do not brief neighborhood type or family status. Review avatar scripts and auto-published blogs the same way you would review a flyer. HeyGen market updates, BetterSpace presenters, Captions avatars, and Trolto blogs all need that pass.

Should I hire a studio or use a listing video tool?

Hire Styldod when you want staging, occupied-to-vacant cleanup, day-to-dusk, floor plans, 360 tours, and property video handled as listing media. Use a tool when you already have photos or a Zillow link and need volume: staged stills, MLS 16:9, Reels, an avatar host, or a done-for-you desk. Many teams split the work: a staging vendor for the photo set, a video tool for the tour and social cuts.
