Real-estate UGC cannot fake a walkthrough

You cannot generate the house you are selling. Film the property; generate only B-roll metaphors, captions, and follow-up hooks.

Real-estate UGC cannot fake a walkthrough. You cannot generate a house you are selling. The address is the SKU. A photoreal kitchen that is not that kitchen is a false listing, and a false listing is not a creative test. Film the property. Generate captions, follow-up hooks, and B-roll metaphors that do not pretend to be rooms. Location has to be true. Fair housing has to stay true in the caption as well as in the shot.

This is not home UGC. Home UGC is a lamp in a rental bedroom the creator already lives in. Real estate is an offer of a specific unit, lot, or building to a buyer or renter who will arrive with a tape measure. The production constraint is the walkthrough: camera through the actual door, or no walkthrough.

UGC ads still show about 4× click-through and about 50% lower CPC, and 86% of brands say UGC lifts performance (Kapwing 2026; Billo). 92% of consumers trust a peer over a brand message in the same compilations. A peer in this category has been in the unit, or is the agent who walked it on a Tuesday. A generated loft in “downtown” is not a peer. Human UGC still rates 81% on authenticity against 63% for AI UGC (Kapwing 2026; archive.com / creator.co). Neighbours will grade the brick.

    You cannot generate the listing

A listing is a set of facts that will be inspected. Beds, baths, square metres, the view from the second window, whether the basement is finished, whether the train is audible. Video that invents any of those facts is not UGC. It is a render of a different property wearing this address in the caption.

    Do not generate:

    • Interiors of the unit for sale or rent.
    • Exteriors of that building, “improved.”
    • A street that implies a different school, skyline, water, or quiet than the one at the pin.
    • Staged furniture that is not in the unit, presented as in the unit.
    • Neighbours, families, or “the kind of people who live here.” That last one is also a fair-housing problem.

A catalog render can exist as a development marketing piece when the building is not built and the render is labelled as a render. Occupied inventory is not that piece. If a buyer can book a viewing this week, the pictures have to be of that viewing.

Article 50 of the EU AI Act has applied since 2 August 2026. Deployers who publish photoreal places that would appear authentic must label at first exposure. A labelled fake living room is still a fake living room attached to an MLS number. The Article 50 disclosure template is the copy for the label. It is not permission to sell a generated floor plan.

YouTube’s 27 May 2026 pass puts a Shorts overlay on photoreal AI. Labels do not impact recommendations or monetization by themselves. They also do not cure a walkthrough of a house that is not the house.

Walkthroughs are footage of that address

The walkthrough is a document. Phone or gimbal, one take or several, through the rooms in an order a visitor would use. Daylight that belongs to that exposure. Sound that belongs to that street. If the dishwasher hums, it hums. If a room is small, it is small. Wide-angle distortion that turns a galley into a ballroom is the optical version of a generate. Use a lens the viewer could hold.

What the file has to include if it claims to be the unit:

    • Entry, so the viewer can orient.
    • Each room named in captions the way the listing names them. Do not relabel a den as a bedroom in the VO if the listing does not.
    • Windows as they are. Do not replace a brick wall with a harbour.
    • Defects you would have to disclose in the packet: a stain, a slope, a missing appliance that the copy still counts.

Agent-on-camera is allowed when the agent is licensed, present, and not reciting a prohibited preference. Hands on a tape measure, a cupboard opening, a closet depth — those are the product-in-hand of this category. A talking head in a car park with B-roll of a different development is a brand film.

Drone of the actual parcel, if you have the right to fly it and the listing is that parcel. Drone of a prettier coastline two inlets over is a different property.

If you cannot access the unit, you do not have walkthrough UGC. You have a caption, a map pin, and whatever public exterior you are allowed to film from the street. Do not fill the interior with a model.

Fair housing is a caption problem too

The Fair Housing Act (US) and the local equivalents elsewhere restrict how you describe who should live there. UGC does not get a pass because it sounds like a neighbour.

Do not, in VO or in burned-in captions:

    • Name a preferred family shape, religion, race, or disability status as the target tenant or buyer.
    • Use “safe,” “exclusive,” “your kind of people,” or school-coded euphemisms as a substitute for facts about the building.
    • Show generated children to imply a family neighbourhood.
    • Show a generated wheelchair user as décor, or omit an actual step you would have to disclose.

Facts you may show: the number of steps, the width of a door you measured, the distance to a named transit stop, the listing price, the day of the open house. Measure. Do not imply.

Captions will be read by counsel. Spell the address, the price, the bed/bath count from the listing sheet. Auto-captions invent “private” and “quiet” from room tone. The AI caption generator is for burning the approved lines, not for writing who belongs on the street. Keep the block off the floor plan and off the agent’s licence line if those are in frame.

Paid social targeting is a separate fair-housing file. Creative that is clean can still be delivered illegally. This page is the file. Do not treat a handheld take as a targeting opinion.

    B-roll metaphors versus fake rooms

AI still has a job around a real walkthrough. The job is not the house.

    Use generation for:

    • Hook variants on the same footage. “This is the actual kitchen at [address]” / “Three metres of counter, measured.” Same rooms, new first line. Fatigue is the opening.
    • Diagrams. A labelled floor-plan graphic that matches the listing, obviously a graphic.
    • Maps and commute clocks that are not pretending to be a window view.
    • Follow-up ads after a viewing: a captioned list of next steps, a reminder of the offer deadline, an agent talking-head you actually recorded.

Do not use generation for a “twilight” pass that adds a pool. Do not invent dusk. Do not invent staging. Do not invent a second bath.

Veo 3.1 will produce a cinematic 4–8s interior with native audio. That clip will not be your listing. If you run it, it has to be obviously not the unit — a metaphor, labelled — or it should not run against that address. The safer row for motion on a real still of a real room is image-to-video from a frame you shot in the unit, and even then the still has to remain the room.

Usage rights for an agent or a seller on camera are a paid-media grant if you will run ads. A listing agreement is not automatically a Meta grant for the seller’s face. Paper the face separately from the right to photograph the empty rooms.

66% of creators offer UGC services and the creator population grew 93% year on year (Kapwing 2026; creator.co). You can hire a videographer to walk the unit. You cannot hire a prompt to replace the unit. 87% of brands use UGC and 16% have a strategy. The strategy here is: footage of that pin, captions from the sheet, no synthetic neighbours, no synthetic rooms.

If the cut still works after you change the address in the caption, it was never a walkthrough of that listing. Put the key in the door.

    Caption the walkthrough in Versely.

    FAQ

Can I generate twilight or staging if the bones are real?

No, not as the listing. Twilight and staging that do not exist are a different property. If you need a furniture plan, show a labelled overlay on the real empty room, or book a stager and refilm.

Is a branded avatar walking through a model unit allowed?

Not as a substitute for the unit for sale. A model unit, labelled as a model, can be filmed. An avatar in a generated unit attached to a live address is a fake walkthrough. Disclose does not make it that address.

What if the building is not finished?

Then the file is a development render or a construction update, labelled as such. It is not UGC of the finished home. Do not mix a photoreal future kitchen with a price that is available this week.
